How is your cap rate calculated?
I use true NOI cap rate — subtracting taxes, insurance, maintenance (8% of rent), and vacancy (5% of rent) from gross rent before dividing by purchase price. This gives you a realistic investor return, not an inflated gross number.
Do you use real Section 8 data?
Yes. Every Section 8 analysis uses HUD FY2026 Small Area Fair Market Rents by zip code — the official government data used by Housing Choice Voucher programs.
