I will design foundation underpinning plans and load transfer calculations

Underpinning transfers existing building loads to new or improved supports when the original foundation is inadequate, settling or affected by nearby construction. I will prepare structural underpinning plans and load-transfer calculations based on the existing building, measured movement and geotechnical recommendations.

Potential systems may include sequenced mass-concrete underpinning, reinforced needle beams, helical piles, micropiles, drilled piers, brackets, grade beams and local foundation enlargement. Deliverables can include underpinning layouts, numbered construction stages, sections, support reactions, reinforcement, connections and permanent load-transfer details.

Calculations may address tributary building loads, underpinning reactions, pile or pier demand, bearing, concrete strength, steel members and connection forces. Temporary stability must be coordinated with the contractor and applicable local professionals.

This service requires reliable existing-building and soil information. Emergency stabilization, excavation design, temporary shoring, field monitoring, pile testing, professional sealing and construction supervision are excluded unless specifically included.
