About this gig
I will create a site plan for your property that complies with the International Building Code (IBC) in the U.S. or the National Building Code of Canada (NBC), as well as the requirements of your state and county (or province, territory, or municipality), making it suitable for obtaining a building permit.
A site plan is the most common plan used for building permits for:
- Home additions, decks, or porch additions
- New construction
- Outdoor structures (sheds, fences, decks, gazebos, etc.)
- Demolition permits
- Commercial property planning
- Drive-thru restaurants
- Storage facilities
- Multi-family and cluster residential sites
- RV parks
Using satellite imagery, GIS data, county parcel maps, zoning codes, I will draw the site plan of your property to include exact property lines, existing structures, trees, driveway, pool, and other major features.
A licensed engineers stamp is usually not required for a site plan. If it is needed, I can provide the stamp only for projects located in the state of Florida, USA.
Residential property site plan: $100 (3 days) or $200 (1 day).
Commercial property site plan: $200 (4 days) or $300 (1 day).

Can I add a new structure that is not currently on the property?
Yes, just let me know the size and location or provide simple sketch
Can I add specific items on site plan such as utility lines, septic, well etc.
Yes, it is possible but I need you to provide additional information such as a survey or sketch.
In which format do I get my site plan?
You will receive the site plan in PDF format ready to be printed on 11"X17" sheet. This is the default size of most cities. I also add a CAD file in case you need it for future work.
What information I should provide?
In most cases address and text description is enough. If you have a property survey or plot plan please provide it as well, it will make my work faster
If I ask for revisions, do I need to pay extra?
First revision is free if it’s minor; $25 per list for additional revisions. Permit office revisions are free, regardless of complexity. Please ask the reviewer to specify unmet code or county requirements if corrections are needed. This ensures revisions are legally justified by U.S./Canadian laws.
Why don’t you create projects for countries other than the U.S. and Canada?
I would be happy to work on projects for other countries, but I am not familiar with the building codes and regulations of those countries. The main requirement for obtaining a building permit is that the drawings must 100% comply with the laws of the country where the construction will take place.
