FAQ
Do your prices include a PE stamp?
No. Package prices cover the drawings and calculations only. If your city requires stamped plans, please message me before ordering and I will send you a custom quote that includes the stamp.
Which states and cities do you work in?
All 50 states. I follow the code edition your jurisdiction has adopted (IRC, IBC, FBC in Florida, CRC in California, etc.) plus local amendments, and set up the sheets to match your city's submittal checklist.
What do you need from me to start?
Your city/county and state, a survey or plot plan, a sketch or existing plans with dimensions, site photos, and any city or HOA requirements. A hand sketch is fine - I turn it into a complete permit set.
Will you revise the plans if the city sends comments?
Yes. I respond to plan review comments on my drawings and update the sheets until your permit is approved, as long as the comments are within the original project scope.
What files will I receive and how long does it take?
Print-ready PDF sheets (24x36 or 11x17) and a PDF calculation report when included. Most projects are delivered in 6 to 10 days depending on size. Have a tight deadline? Message me first.
