FAQ
How do you calculate my framing lumber takeoff?
I work from your plans (PDF or hand sketches) and measure/count every framing member — studs, plates, headers, joists, rafters, trusses, etc. — organized by floor and wall type, then apply standard waste factors so your order matches what's actually needed on site.
What file formats can I work with?
PDF, DWG, and even scanned or photographed plans. Cleaner, dimensioned drawings give the most accurate count, but I can work with rougher sketches too — just flag any areas that need clarification.
Do you provide pricing, or just quantities?
Both, if you'd like. I can deliver a pure material takeoff (quantities only) or a priced estimate using current lumber costs from your preferred supplier or regional market rates — your choice.
What's included in a framing takeoff?
Wall studs, top/bottom plates, headers, sill plates, floor joists, rim/band boards, subfloor sheathing, roof rafters or trusses, roof sheathing, all hardware and blocking — tailored to your specific plan set.
How do you handle unclear or missing details on the plans?
I flag every ambiguity or missing spec as a scope clarification item and list it separately, so you know exactly what assumptions were made and can confirm or correct them before ordering.
