I will code your visual novel using Ren'Py. I can help you with the project design consultation too, if needed.
You can sell the game commercially.
Please provide the art and music if necessary since I can't make them myself. If they are not provided, I will use the free stuff that I can find for them.
For reference:

How do you count the words?
I will put all of the texts on Google Docs, use the Tools > Word Count feature, and take the word count displayed there.
How far the game can be customized?
Basic customization like changing the background, UI assets; or adjusting existing menus can be done as long as the assets needed are provided. For other kinds of customization, it may have an extra cost. Please message me to discuss it further.
Can you make the art using AI?
Yes, I can. Do note that the details might not be consistent due to the AI usage.
Can you upload the game to the app store?
Yes, I can, but you will need to provide me with a Google/Apple developer account to build and upload the game.
