Sokell Design Build provides architectural Scan-to-BIM for renovation, documentation, and design development.
Services may include RCP/RCS or E57 point clouds to Revit; compatible LiDAR or Matterport point-cloud exports; architectural modeling; plans, elevations, sections, native Revit, PDFs.
Standard modeling is generally aligned with LOD 300 geometric expectations based on observable conditions and the agreed scope. LOD 350, specialized coordination, structural or MEP modeling, complex geometry, expanded drawings, and custom families require a custom quote.
Larger projects are welcome. Projects over 3,000 sq. ft. may qualify for custom volume pricing as low as $0.25/sq. ft. depending on size, complexity, requirements, scan quality/coverage, and deliverables. Delivery timing is custom quoted based on these factors and available production capacity.

What point-cloud formats do you accept?
I work with RCP/RCS point clouds, E57 files that can be indexed through Autodesk ReCap, and compatible point-cloud exports from Scaniverse, iPhone LiDAR, Matterport, and similar systems. This service focuses on point-cloud-to-BIM, not mesh-to-BIM.
Should I contact you before ordering?

Do you accept projects larger than 3,000 sq. ft.?
Yes. Larger residential and commercial projects are welcome and custom quoted. Qualifying projects may receive volume pricing as low as $0.25 per sq. ft., depending on size, complexity, scan quality, modeling requirements, and deliverables.
Is the $0.25-per-square-foot rate guaranteed?
No. It is an introductory as-low-as volume rate for qualifying straightforward architectural projects. Complex geometry, LOD 350 coordination, structural or MEP modeling, extensive drawings, custom families, or incomplete scan data require higher custom pricing.
What does LOD 300 mean for this service?
Standard modeling is generally aligned with LOD 300 geometric expectations. Elements within the agreed scope are modeled from conditions observable in the point cloud. An LOD designation cannot provide information that is not visible or verifiable.
Can you provide LOD 350 modeling?
Yes, by custom quote. We will first define the required elements and interfaces, the model’s intended use, and whether the necessary information exists in the scan or supporting documentation.
