I deliver measured material quantities (quantity takeoffs) and labor estimates from PDF plans for residential and commercial projects. Trades: shell/structure, finishes. (Please contact me first before Placing and order)

You receive an editable Excel breakdown with quantities by line item, material, unit and area; a marked PDF with measurements and references; and scope notes listing inclusions, exclusions and assumptions. Net quantities and waste are shown separately where applicable. Estimated labor hours are included. Labor costs can be developed using agreed rates. If a current licensed RSMeans dataset is available, I can use its labor data, stating the edition and project location. Supplier material prices are not included by default.

Packages range from $100 to $700, based on project size, selected trades, and residential or commercial complexity. Send plans, schedules, specifications, location, and addenda before ordering, especially for commercial work, so I can confirm scope and the 2-3 day delivery. I flag missing or conflicting details. Revisions correct the agreed drawing set; new drawings or added trades require a new quote.
