Can you guarantee my permit will be approved?
No one can; the city decides. I draw to your city's submittal checklist so the set is complete, and Standard and Premium revisions cover corrections the plan reviewer sends back.
Do you provide a PE or architect stamp?
No. Many deck, shed and patio permits do not need one, but some ADUs and cities do. Check with your building department first. I can format the drawings for your engineer or architect to review.
What do I need to send you?
Your address, city, photos or a sketch with measurements, and a survey, plat or deed if you have one. No survey? Send your parcel link and I will tell you exactly what is missing before you order.
Which cities and states do you work with?
I work from your city's own submittal checklist, so send me the link or PDF. Rules differ by city, so confirm the final requirements with your building department before you submit.
Do you do structural or MEP engineering?
No. My drawings use standard prescriptive details. Structural calculations, MEP design and engineered stamps are not included, and I will tell you up front if your project needs them.
The city sent corrections. Can you fix them?
Yes. Send the comment letter and the drawings. Standard and Premium revisions cover city comments. If a comment needs a redesign, I will quote it before I start.
What files will I receive?
A print-ready PDF for submission and an editable DWG (AutoCAD) file. Tell me your city's sheet size or format requirements in your first message and I will set the sheets up accordingly.
Can you work from my hand sketch or old plans?
Yes. A photo of a sketch, an old PDF or a marked-up screenshot is enough to start. I redraw to scale and ask questions where measurements or dimensions are missing.
How big can an ADU or addition be?
The Premium package covers up to 600 sq ft. Larger or multi-story projects are possible, so message me the details and I will confirm scope and a custom quote before you order.
How fast can you deliver, and can you rush?
Basic takes 2 days, Standard 4 and Premium 7. Need it sooner? Message me before you order with your deadline, and I will tell you honestly whether I can meet it.
