What qualifies for the 3-hour rush turnaround?
Single-area or small scopes (roughly one room or up to 500 sq ft) with complete photos, measurements and clear scope notes, ordered during my working hours. Larger or complex scopes are delivered within the package timeline. Message me first and I will confirm.
What files will I receive?
A PDF of the estimate plus the native Xactimate ESX file. A sketch and photo pages can be included when you provide measurements and photos.
Do you write estimates for insurance claims or contractor bids?
Both. I write estimates in the format carriers and adjusters expect, and I also write contractor repair, rebuild and remodel estimates for retail bids.
Which price list do you use?
The Xactimate price list for your property ZIP code and the month you specify, usually the date of loss. Tell me in the requirements and I will match it.
Can you work from photos only, without measurements?
Yes, for many scopes. I state assumed dimensions clearly so you can verify them. Measurements or a floor plan make the estimate more accurate and may qualify the job for rush turnaround.
Do you include overhead and profit, taxes or depreciation?
Yes, when you want them. Tell me whether to apply overhead and profit, sales tax and depreciation, and I will set them to match your market and the claim requirements.
What if the scope is bigger than the package I ordered?
I will message you before starting with a custom offer or gig extra for the additional areas. No surprise charges and no work starts until you approve.
Can you guarantee the insurance company will approve the estimate?
No one can guarantee carrier approval. I write complete, well-documented estimates with proper line items and notes so your claim or bid is presented as strongly as possible.
