Client Overview: James_cook01 is a professional real estate investor based in the United States. He specializes in commercial properties and off-market deals. He found my Fiverr gig for bulk skip tracing and contacted me for a commercial property list. Client Goal: The client's main goal was to find accurate and verified contact details of commercial property owners. He had a list of distressed and vacant commercial properties but did not have owner phone numbers and emails. He wanted to reach the decision-makers directly to make cash offers. The requirement was wireless mobile numbers (not landline), valid emails, and mailing addresses with DNC filtering. Challenges I Faced: Commercial skip tracing is very different from residential. Most commercial properties are under LLC, Corporation, or Trust, which hides the real owner. Many databases show outdated info. Also, the client made last-minute requests to add extra columns like owner name verification, 2nd & 3rd phone numbers, and remove all DNC and landline numbers. The deadline was tight - only 1 day for delivery. How I Solved It: I used my 4+ years of experience and premium paid tools stack - IDI Data (best for commercial), BatchLeads, PropStream, and BatchSkipTracing to cross-verify each record. First, I found the actual owner behind the LLC using county records. Then I found 3-4 verified wireless numbers per owner and validated each number through DNC checker and phone validator. I removed all landlines and invalid numbers. I added extra columns as per the client's last request without extra charge and delivered a clean, ready-to-dial Excel file formatted for his dialer. Result & Feedback: The client was extremely happy with the accuracy and speed. He said my knowledge of commercial property goes beyond expectations. He completed the order with a 5-star rating of 5.0 and left a long positive review. Project value was up to PKR 13,900 with 1-day delivery.
