I will prepare construction quantity takeoffs cost estimates and bid proposals
Construction Estimator, Quantity Takeoffs and Bid Proposals
About this Gig
I am a U.S.-based construction estimator and project manager familiar with U.S. construction means and methods, trade coordination, and bidding practices. My background includes commercial concrete and masonry, vendor pricing, and proposals.
I provide quantity takeoffs, cost estimates, and proposal summaries across CSI divisions, subject to plan review: concrete, masonry, metals, framing, roofing, finishes, sitework, and MEP.
Basic: one trade, Excel quantities.
Standard: up to three trades, quantities and marked-up PDFs.
Premium: up to three trades, quantities, labor/material pricing and a proposal summary.
Prices are fixed package fees, not rates per 1,000 SF. All area, trade and sheet limits apply. Complexity and full-building scopes require a custom quote. Send plans before ordering.
Pricing uses agreed client rates/quotes or applicable 2025 RSMeans references with stated adjustments. Assumptions and exclusions are documented.
AI-assisted tools may support processing and drafting; I review deliverables before release. Estimating and bid support only; no engineering, design or code certification.

FAQ
Do you cover all CSI divisions?
Yes, subject to plan review and an agreed scope. Concrete and masonry are my core background. Single-trade, multi-trade and full-project estimates are available; full-building and complex projects require a custom quote.
How do you price materials and labor?
Premium includes pricing using your rates and vendor quotes where available, or applicable 2025 RSMeans references with documented location and project adjustments. Reference costs are budgeting inputs, not guaranteed supplier quotations.
What files will I receive?
All packages include an editable Excel quantity summary. Standard and Premium include marked-up PDFs. Premium adds labor/material pricing and a proposal scope summary. Native Bluebeam, Revit or other source files require agreement before ordering.
What are the package limits?
Basic: 1 trade, 5 relevant sheets and 1,000 SF. Standard: up to 3 trades, 12 sheets and 3,000 SF. Premium: up to 3 trades, 20 sheets and 5,000 SF. All limits apply together. Complex work and larger scopes require a custom quote.
Do you provide engineering or structural design?
No. This service covers quantity takeoffs, budgeting, estimates and bid-support documents. Engineering, design, stamped drawings and code certification are excluded.
What do revisions and addenda include?
Included revisions clarify or correct the original agreed scope. New drawings, design changes, addenda, additional trades and expanded scope are quoted separately. Send all current documents before work starts.
Do you use AI tools?
AI-assisted tools may help organize documents, extract schedules, check calculations and draft summaries. I review quantities, pricing assumptions and deliverables before release. Tell me before ordering about confidentiality requirements or restrictions on AI use.
Are quantities and bid results guaranteed?
Estimates depend on the completeness and accuracy of the documents and agreed assumptions. I flag apparent gaps and conflicts. The contractor retains responsibility for the final bid, field verification and purchasing decisions; no award or price guarantee is provided.
Are your prices charged per 1,000 square feet?
No. Prices are fixed fees for the defined package scope. The SF figure is a maximum project-size limit, not a per-1,000-SF rate. Trade count, sheet count and complexity also matter. Larger or complex projects are quoted after plan review, not priced by multiplying $75.
