I develop one original concept direction for a small, single-level architectural project up to 100 m², including circulation and ancillary spaces.
Before ordering, we agree whether the commission is an architectural concept or an interior concept. The package covers one direction, not two complete schemes.
USD300 includes a brief review, functional zoning, circulation and spatial relationships, 1 layout plan, 2 agreed elevations or sections, DWG and PDF files, a short design explanation and one consolidated revision. Delivery is 10 days.
Please provide confirmed dimensions, photos, priorities and known constraints. A new house also requires site dimensions, boundaries, orientation, access and available site information before work starts.
This package does not include site planning, full construction documents, construction detailing, site surveys, engineering calculations, permit approval, code certification or professional stamps. A new direction, extra floor, larger area or changed brief needs a separate agreement. Renderings and 3D modelling are not included. My own quality checks and corrections are included.

Are renderings or a 3D model included?
No. This package covers the concept drawings. Rendering is a separate service and requires an existing usable model and an agreed camera view.
What information do you need for a new house?
Please provide confirmed site dimensions, boundaries, orientation, access, photos and known constraints. This service does not include a site survey.
